Owenlaw Mortgage Trust

The Trust is a pooled mortgage trust offering investors a variable rate of return from a pool of mortgages. The Responsible Entity is Owenlaw Trust Limited, (incorporated in 1958), which acts as custodian of the mortgages of the Trust. The assets held by the Trust are limited to registered first mortgages, select mortgages offered by Owenlaw First Mortgage Income Fund, and cash deposits.
The Trust pays monthly distributions to investors of an agreed amount for deposit terms of 6, 12 and 24 months. The Trust is restricted to making loans on “interest only” first mortgages. No loan may exceed 75% of the valuation obtained on behalf of the Trust.
Owenlaw First Mortgage Income Fund

The Fund operates as a select mortgage scheme. The Responsible Entity, Owenlaw Trust Limited, acts as trustee for the investors whose funds make up each loan.
Each investor first completes an application form attached to a Product Disclosure Statement to become a member of the Fund. The investor is then provided with a Specific Investment Summary or Supplementary Disclosure Statement, including valuation synopsis, for a particular loan. After approval by the investor their funds are allocated to that loan.
The Fund is restricted to making loans on “interest only” first mortgages. No loan may exceed 70% of the valuation obtained on behalf of the Fund.
Common features of both are:
No loans can be made to directors, shareholders or related parties;
Neither company develops property;
Experienced management and staff with emphasis on legal training;
Company incorporated many years ago with established procedures and experience in mortgage management;
Historically low borrower default rates - investors have never suffered any loss or delay in payment of either interest or principal;
Borrowers pay interest monthly not quarterly;
Investors receive interest or distributions monthly, or can reinvest;
Maximum loan term for either managed investment scheme is two years with the Borrowers interest rate variable in line with movements of the Reserve Bank of Australia Cash Rate Target, (4.25% since 7 December 2011).
